Last year, when Bruno Cristina renovated one of his rental properties, he realized that it would be halfway to put in a new ceramic floor and improve the overall look of the unit's living area.
If he really wants to give his tenant a full Renault, the bathroom is where he needs to put in some work, especially the bathtub.
Christini said that after years of use, the surface of the bathtub was "worn and ugly ".
"It's not attractive.
"But when Christini, a real estate agent with several investment properties in Toronto, realized what would be involved in removing the bathtub from Don Mills --
He began to have a second idea.
When the apartment is built, the tight bathroom is assembled together and taking out the bathtub requires extreme demolition measures.
"It will be a nightmare," Christini said . ".
It costs a lot to change the bathtub.
Excluding installation costs, Christini is priced at about $1,000 for a replacement bath.
This is a common problem for tenants and landlords who have bathrooms in small spaces and narrow doors.
Other options considered by Christini, in addition to completely replacing the bathtub, are to insert acrylic or vinyl on the old bathtub, or to yourself
But he was not interested in doing it himself.
Instead, he chose to redecorate the existing bathtub for about $500.
"They finished it in half a day.
We are (rental)
"The Unit charged rent a few weeks ago and it looks good," he said . ".
There are usually three materials for the regeneration of the bathtub: Epoxy, acrylic polyurethane and polyester polymer.
The company selected by Christini uses advanced polymer materials that are formulated around a polyester base and can be applied to the surface of ceramics, steel, cast iron, acrylic and fiberglass and claim to be durable, stains-Resistant, high
Good gloss, easy to clean.
Christini hired bathtub workers in Toronto.
Regional company specializing in bathtub and tile repair.
"The problem with changing the bathtub is that it is very difficult to take out.
Usually you have to cut it off on the diagonal and cut it into pieces.
"If the tiles are OK and the integrity of the drywall is good, you can save some money," said Will Wientjes, a bathtub worker.
It takes about four hours for a standard steel tub to be repaired as long as it is clean, undamaged and siliconefree.
Cast iron bathtub (
Usually from 1920 to 1959)
Or foot basin (claw or ball-
Feet, usually front1940)
An hour more.
Old castings often rust in drainage and overflow sources and need to be repaired.
"We removed the old hardware such as overflow plates, drainage bodies, and looked at the washers to see if the hardware needed to be replaced," wientjes said. "otherwise, water will enter under the glass window and create bubbles . ".
"It is important for the glaze to seal the bathtub to the edge under the drain to prevent future glaze lifting.
"The drying and curing process takes about 48 hours before use.
It is estimated that the re-surface can last for about 10 to 12 years under appropriate care, however, life span depends on use and care.
"We made some bathtubs earlier this year and so far we can," said Roy Perez, who runs a property management company in Toronto.
"In the past, when we had to change the tub, you had to remove the wall area, which was easier, cheaper and a way to save the tub.
"After the Bath, the care of the bathtub only needs soap and water.
In fact, Wientjes says many of the surfaces of the bathtubs fall off due to many of today's abrasive cleaning products.
There are also cheaper solutions, such as the DIY bath re-surface kit from Tubby, Canada, for about $85.
Kit for cast iron (enamel)
Bathtub, steel, plastic, fiberglass and acrylic bath.
It will also cover the ceramic and porcelain surfaces of the bathroom, including the bathroom sink, the outside of the bathroom and the bidet.
One kit will cover 8 m² tiles with one coating.
Home decoration and hardware stores also sell DIY kits for about $50, but success depends on the application effect of the product.
